SN: What is the name of your company, your position, and how long has your company been in business?
SP: Chicago Title, Managing Attorney, Over 160 years!
SN: What is your company’s specialty?
SP: Title insurance and escrow services for real estate transactions.
SN: Can you give us an example of how the process works?
SP: Once we receive a copy of the purchase agreement, Chicago Title prepares a title commitment showing the publicly recorded documents affecting the property. We examine those recorded documents to determine if there are any rights or claims that may impact title, such as unpaid taxes, unsatisfied mortgages, judgments, and tax liens against the current or past owners, easements, restrictions and court actions. These matters can be accepted, resolved or extinguished prior to closing the transaction. At closing, also known as “settlement,” or “escrow,” Chicago Title acts as a neutral third party to distribute funds and documents in accordance with the purchase agreement and lender’s instructions. Chicago Title then records a deed transferring legal title to the property from the sellers to the buyers.
SN: Why do you love about doing what you do?
SP: I love working as a team with Realtors and lenders to help buyers and sellers accomplish a major step in their lives, whether they’re upsizing to start a family, downsizing to retire and enjoy their Golden Years, or otherwise embarking on a new chapter. Every closing is unique and no matter how many years you work in this business, new challenges always crop up. As the only direct (non-agency) title and escrow operation in Downstate Illinois, we benefit from having our own internal, business-minded underwriters to make risk decisions. Thinking outside the box and collaborating to overcome seemingly insurmountable hurdles is what I love most about my job. Sometimes this has led us to conduct signings at hospitals, nursing homes, and even a baseball field!
SN: Tell us a little bit about you?
SP: Despite the name “Chicago Title”, our entire team was born and raised in the Peoria area. I myself graduated from Peoria Notre Dame High School, Washington University in St. Louis, and the University of Illinois College of Law. After graduating from law school, I had a one-year clerkship with a U.S. District Judge in Peoria. I then went into private practice at a local law firm with a focus on transactional and tax law for five years. When an opportunity opened up at Chicago Title in 2009, I jumped in with both feet and have never looked back! My husband Shane and I live in Germantown Hills with our daughter Magdalene and our cats Barney and Ursula.
SN: What locations do you/your company service?
SP: We service all of Tri-County (Peoria, Tazewell, and Woodford), and numerous surrounding counties.
